Custom home builder in Sydney's Inner West.
Tight sites, established streets, and houses that have already been added to twice. Brad takes work through the inner west — there is no photographed project here yet.
Straight up
No completed inner west project is shown on this site.
Every house in the Featured Work section is in the Hills district, the Hawkesbury or Ryde. That is where the photographed work is, so that is what is published. Putting a Ryde house on this page under an inner west heading would be the easiest thing on the site to fake and the least useful thing to you.
The inner west is an area Birch works in and quotes in. What is below is what actually governs a build here, which is worth reading whoever ends up doing the work. If you want to see comparable jobs before you commit, ask Brad.
The area
Older stock, narrower sites, closer neighbours.
The inner west is largely pre-war housing on lots that were subdivided before anyone owned two cars. Almost everything about building here follows from those two facts.
- Heritage and conservation areas
- A great deal of the inner west sits in a heritage conservation area. Where it does, the street elevation, roof form and materials are governed, and what happens behind the ridge line matters more than what happens in front of it.
- Narrow lots
- Setbacks, overshadowing, privacy and solar access to the neighbours shape the plan before your own brief does. A design that ignores them gets refused rather than amended.
- No rear access
- Everything comes in over the front boundary and often off a street you cannot close. That is a program and a cost, and pretending otherwise is how a quote ends up wrong.
- What is behind the walls
- Houses this old have usually been altered more than once. Footings, framing and wiring are unknowns until they are opened, which is why they belong in the contract as named allowances rather than as omissions.
- Party walls and boundaries
- Semis and terraces share structure. Work that touches a shared wall needs both engineering and a conversation with the neighbour, ideally in that order.
- Second storeys
- The common brief here, and the one where the answer most often depends on the existing footings rather than on what you want upstairs.

Where it usually lands
A renovation, not a rebuild.
On a heritage-controlled street the existing house is often the reason the approval works at all, so replacing it is rarely the shortest path. The common jobs here are second storeys, rear additions and whole-home reworks that keep the front and rebuild everything behind it.
Those are also the jobs where pricing honestly matters most, because an old house always has one more surprise in it. The way that is handled here is to name the likely items as written allowances before demolition rather than discover them afterwards.
Common questions
About building in the inner west.
Inner West
My house is in a heritage conservation area. What can I actually do?
Usually more than people assume, and less of it at the front. Controls concentrate on what is visible from the street — form, roof, materials, fenestration — so the work generally goes behind the ridge line. It is a question worth answering before a designer starts, not after.
Can you work on a semi or a terrace?
Send the address and what you have in mind. Shared structure changes both the engineering and the sequencing, and it is worth being clear about that up front rather than halfway through.
Why is there no inner west project on this page?
Because none of the eight photographed houses is in the inner west. The projects shown on this site are in the Hills district, the Hawkesbury and Ryde, and they are not going to be relabelled to fill a page.
