Aristida House
Cattai · pool & pool house

Cattai, Pitt Town and the rural-residential blocks along the river. Two of the eight completed homes on this site are here.
The area
Rural-residential land in the Hawkesbury gives you room that no suburban lot can. What it also gives you is a longer list of things that have to be resolved before a house can be drawn, and most of them are easier to resolve early.
Built here
Aristida House sits on 7,290 m² at Cattai with a pool and pool house. Cleary House is a single-storey home on 2,004 m² at Pitt Town, with sandstone terracing and an elevated pool.

Levels
Terracing, retaining and the pool shell all want machine access to the back of the block, which exists at the start of a build and not at the end. Sequencing them into the same program as the house is the difference between a garden that was designed and one that was fitted in.
Cleary at Pitt Town is the clearest example on this site: sandstone terracing holding an elevated pool against the fall, set out before the slab went down.
Common questions
Usually, but the flood planning level governs the design rather than the other way around — floor heights, materials below that level, and sometimes the footprint. It is the first thing to establish, because it changes what the house can be.
An on-site wastewater system has to be designed and approved along with the house. It needs land, it needs to sit a set distance from boundaries and buildings, and it constrains where the house, the driveway and the pool can go.
Yes. Aristida at Cattai is 7,290 m² and Annangrove, over in the Hills, is two hectares. On this kind of block the services, the driveway and the levels are line items rather than details, and they are priced that way.
What we build here
